Occupied

Occupied homes are where we do much of our staging work. We understand that preparing a home for sale while still living in it can feel overwhelming. Our approach focuses on helping homeowners declutter, depersonalize, and thoughtfully arrange their existing furnishings to make the home more appealing to buyers—while still remaining comfortable and livable day to day.

When needed, we supplement with select pieces from our inventory to enhance presentation without over-staging. The result is a home that shows beautifully, supports daily life, and transitions smoothly during the selling process.
Partial Staging
For homes or rooms that need clarity, purpose, or visual balance.

Not every home requires full staging. In many cases, a single room—or a few key spaces—benefit most from thoughtful attention. This may include rooms that lack clear purpose, spaces that have been partially emptied during a move, or areas where buyers struggle to envision how the space can be used.

Partial staging allows us to focus where it matters most, using a combination of existing furnishings and supplemental pieces to create clarity, balance, and visual appeal.
Vacant & Estate Staging
For properties that are empty or part of an estate transition.

Vacant and estate properties often benefit from staging that helps buyers understand scale, flow, and function. For estate homes, we frequently work with remaining furnishings when appropriate, filling in as needed to create a warm, respectful presentation that honors the home while preparing it for its next chapter.

For fully vacant homes, we can develop a staging plan in collaboration with the realtor when circumstances and budgets allow, ensuring the property is presented in a way that feels inviting and helps it stand out in the market.
Vacation & Furnished Rentals
For properties being prepared for short-term or furnished rental use.
